جائیداد کی تصدیق، وراثت نامہ، کرایہ داری اور قبضہ کے مقدمات
In Karachi, a property dispute is almost always a paperwork dispute — double selling, stay orders on 'clear' plots, lease titles that were never transferred. Our property practice starts where the fraud starts: verification. Before you pay a token, we verify title at the sub-registrar, check mutation and fard records, and confirm the lease chain with the relevant authority (KDA, KMC, DHA, Cantonment or cooperative society).
We also handle the other end of property law: succession certificates through NADRA's facilitation unit and letters of administration from the Sindh High Court, rent and eviction matters under the Sindh Rented Premises Ordinance, and possession and partition suits.
Sindh Land & Rent Laws
Sub-registrar search, fard-e-malkiat, mutation (intiqal) record and lease-chain confirmation before purchase.
Agreement to sell, sale deed and registered conveyance with stamp-duty and tax compliance.
NADRA succession facilitation and letter of administration from the Sindh High Court for movable/immovable assets.
Eviction petitions and rent recovery under the Sindh Rented Premises Ordinance 1979 — for owners and tenants.
Recovery of possession from illegal occupants and partition of jointly owned property.
Double-selling, forged documents and stay-order traps — civil and criminal remedies pursued together.
You share the file, allotment letter or registry copy — we list every missing link in the chain the same day.
Physical verification at the sub-registrar and the leasing authority; encumbrance and litigation search included.
Clean title: we draft and register the transfer. Disputed title: suit, injunction or complaint filed immediately.
We follow through to intiqal/mutation and updated records — a file isn't closed until the record reflects you.
Sub-registrar record (ki jayedad farokht-kunanda ke naam hai), fard, mutation/intiqal, lease authority (KDA/DHA/Cantonment) ka record, aur koi stay order ya qarza (encumbrance) to nahi. Token se pehle ye sab lazmi hai.
Allotment/lease authority se duplicate file aur sub-registrar se certified copies nikalwai ja sakti hain. Hum poora retrieval process karwate hain.
Wursa me ittefaq ho to NADRA succession certificate; ikhtilaf ho to Sindh High Court se letter of administration. Phir mutation karwa kar record update hota hai.
Sindh Rented Premises Ordinance ke tehat eviction petition dayer hoti hai — wajooh (masalan zati zaroorat, kiraya adaigi me kotahi) ke saath. Ghalat tareeqe se zabardasti nikalna qanoon-shikan hai.
Fori stay/injunction ke liye civil suit aur forged documents par criminal complaint — dono karwai ikathi chalti hain. Der na karein.
